Job Description Summary
Under general supervision of the Assessor, this position is responsible for appraising income-producing properties that are owner-occupied, single-tenant or multi-tenant commercial properties, as well as vacant and developable commercial tracts and lots; may appraise complex high value residential properties as assigned. This position is also responsible for preparing written reports in conformance with state and federal standards; analyzing intricate commercial properties for appeal cases; and appearing and testifying before the York County Assessment Appeals Board and the South Carolina Administrative Law Court when necessary.

JOB DUTIES
ESSENTIAL TASKS:
The tasks listed below represent the majority of the time spent working in this class. Management may assign additional tasks related to the type of work of the class as necessary.

Responsible for the identification, classification, and valuation of Commercial Properties.

Performs research and analysis of market data involving the collection and verification of competing properties, sales, and current listings.

Provides evaluation, analysis and appraisal of new construction and new additions to commercial properties.

Prepares appraisal reports for property appeals cases to the York County Assessment Appeals Board and SC Administrative Law Court, in accordance with appraisal standards.

Maintains the Property Records Database for commercial properties.

Interacts with property owners, property managers, developers, real estate agents, attorneys, and other appraisers.

Supervises and trains other commercial appraisers.

OTHER DUTIES:
Attends continuing education or on-line courses in order to maintain Professional Certification. Maintains all work file records in compliance with accepted appraisal practice. Assists with supervision and training of residential appraisers. Assesses and documents damages to properties following a disaster in accordance with State, Federal and York County emergency operations plan. Performs other duties as assigned.

Drive a county vehicle to inspect and appraise properties and perform county duties.
